# Prime Commercial/Residential Property Investment Opportunity

# Site Description

Property is conveniently located at the intersection of Hwy 220/US-2 and Central Ave in East Grand Forks. Across the highway and on the west side of the property is commercial. The eastern side of the property is industrial. South of the property is residential, single-family housing. 

[Traffic counts](https://mndot.public.ms2soft.com/TDMS.UI_Core/trafficviewer) are 10,900 in front of Circle K gas station and 9,432 westbound on Hwy 220/US-2 and 2,600 on 5th Ave NE. 

East Grand Forks Water & Light Dept are the water and electricity utility providers. Xcel Energy is the natural gas provider.

Considerations: Below is the map of American Crystal Sugar's subterranean wastewater line that bisects the property. Details known: 24-inch subterranean concrete wastewater pipe with a 30 ft easement. Roughly, 18 feet - 19 feet underground, material is assumed to be concrete.
